Max Occupancy = 2 persons (same bed, i.e., a single or couple) per room.

We do not take deposits to "hold" an apartment. All rent + security deposits + utility are paid in advance.

We do not rent "sight-unseen". All renters must be personally interviewed, approved and sign contract.

Term is determined by frequency of payment.
Minimum term: The shortest rental period is 2 weeks, initially. Stays can be extended one time prorated on their "rate".
Any additional extensions are based upon the rate chart.
Maximum term is 6 months. Longer stays are "long term rental" and
require security deposit be increased in steps to legal limit of three months.

Security Deposit

There is a refundable security deposit, the amount of which depends upon the term of the stay. Deposit refunds are paid by check in USA funds. International guest usually make an arrangement for a colleague to receive their deposit refund; domestic guests receive refunds by mail. Sometimes refunds are made by wire-transfer.

Overnight guests: Overnight guests (staying on the premises after midnight) are prohibited.

There is an additional nightly fee of $15/ nightly for authorized guests and $35/night per person for unauthorized overnight guests.

Fine print:

Apartments are available on "as available" basis only. There are no reservations. Apartments are not held.

Rental term: The rental term is the period rented at the time paid. That is, the rent is determined by how often the rent is paid. Rental periods cannot be combined to extend the length of the term.

Increase in security deposit: California State law permits property owners to hold a security deposit on furnished units up to an amount equal to THREE MONTHS rent. However, as an added service, our security deposits are extremely low. Should your stay go beyond 6 month, you will have to increase your security deposit to the amount of a full month rent and increased every three months thereafter until equal to 3 months rent.
