We do not take deposits to "hold" a room. All rent + security deposits + utility are paid in advance.

We do not rent "sight-unseen". All renters must be personally interviewed, approved and sign contract.

Term is determined by frequency of payment.

Minimum term: The shortest rental period is 2 weeks, initially. Stay can be extended by week or night.

Maximum short-term is 6 months. Longer stays are "long term rental" and require security deposit be
increased in steps to legal limit of three months rent.

Security Deposit

There is a small refundable security deposit, the amount of which depends upon the term of the stay. Deposit refunds are paid by check in USA funds. International guest usually make an arrangement for a colleague to receive their deposit refund; domestic guests receive refunds by mail.

The rooms are for one person only - no couples, or mothers, or fathers, or boyfriends, or girlfriends, or cousins.

Overnight guests: Overnight guests (staying on the premises after midnight) are prohibited.

Very short (overnight) visits by spouses or spouse surrogates coming from a long distance (such as from Europe) must be authorized in advance. Authorized guests (spouse only) are $10/night.
Unauthorized guests (people sneaking in) are $35/night.

Fine print:

Rooms are available on "as available" basis only. There are no reservations. Rooms are not held. Rooms are shown only when unoccupied and on the day that the prospective guest will rent the room if it is adequate.

Rental term: The rental term is determined by frequency of payment. Rental periods cannot be combined to lower rental rate.

Increase in security deposit: California State law permits property owners to hold a security deposit on furnished units in the amount equal to THREE MONTHS rent. However, as an added service, our security deposits are extremely low. Should your stay go beyond 6 month, you will have to increase your security deposit to the amount of a full month rent and increased periodically thereafter until equal to 3 months rent.
